Thanks bro, & I knew that’s the angle u were going, & I agree w/ u to a point.
However, I like to think CFB teams to my former line of business, which was flipping homes. Some homes we would get in & out, minimum cost of purchase & rehab, but the return wasn’t great. There was one ambitious project that me & my guys took on; it seemed cool at first, until we found out the f’ing house was leaning & there was termite damage in the roof, & electrical that needed complete replacement. By far the most expensive flip ever, & the most timely, but it was also the biggest pay out we had ever made.
Just looking at all these coaches, here’s the 10 yr history (‘11 - ‘21) of each program they took over:

So yeah, we’re paying good money to not just rehab a program, but complete rebuild an old Victorian Home to its original features, b/c it’s been dilapidated over the years compared to other programs with the same cache. The $8m is a long term investment, not microwave results.
The problem many have is the rebuild includes the Old Victorian offense including waiting on the milk man to drop off the weekly order vs having the refrigerator that can order everything for you through Alexa because the house structure is built Old Victorian but is 5G enabled…
…and the general contractor won’t change even though all the appliances fit the new build…
