That said - the parenthetical remark in my original response was a bit of a hypothetical aside. Since losing a “public green space” is rsa’s main reason for becoming Westchester William Wallace, the point I was trying to make is that a ~60k-seat stadium (whose footprint takes up about 1/4 of the total area and which is only in use 20/365 days) does not take away from the public nature of the other 75% of the newly redeveloped state-of-the-art park.

I strongly agree with your second point. I think one my prior posts referenced that. There has to be a profit objective for investors to put in the billion(s)+ that would have to be invested.

Well, no. But, stadium + infrastructure or not, I’m sure you’ll still be able to run the hill, paddle boat, throw lawn darts, whatever, on a Tuesday afternoon in May.

You would still need more space.... It's not that big of a footprint ... I mean you could squeeze a Stadium in there if built right but parking and other stuff would be a problem...
Creative engineers and architects could come up with something I'm sure but I would think more land than what is there as far as the casino goes would need to be acquired...

I also wonder how this will affect sports wagering in this state (if at all) as it was clown Izzy Havenick's lawsuit (and DeSantis being sloppy) that got it frozen in federal court.

If it hasn't been clearly established, I'm a complete degenerate that NEEDS the opportunity to spend days on end in local sportsbooks and wants same-day real-time payouts.

And let me just say this, as someone who has worked on the financial side of a casino like this, the VAST amount of the value is the license itself. The land/building is a minor value consideration.

And, if I was just a guessing person, the only way to get a return on that dollar amount would be to either:

a) move the license to a better location in Miami, or
b) acquire as much land as possible around the site for commercial development

And, yes, it might end up being "(b)", but until the cake is baked, there's always a chance that John Ruiz could find some "better" land in Miami and convince the new owners that there's a superior location for a casino than the corner of Douglas and NW 7th.

I hear ya (and anyone can "say" that, I'm not disputing you, just speaking from past experience).

But when you look at that property and the neighborhood...I would seriously question anyone attempting that, unless they were to acquire everything else on my hand-drawn map.

for those of you who seem to behave histrionically, please don't read the following. all others proceed.

a confidential sauce close to the action who has provided other reliable confidential information in the past, informs me that (a) the County Commission is considering and is likely to approve an ordinance that in effect prohibits the redevelopment of the property into a stadium (the language and mechanism for doing so is not yet public although i might have seen it) and (b) the County Commission is entertaining a public private partnership (PPP) initiative to redevelop the Park with some light/modest commercial activities. both of these measures will in essence result in no stadium being built in the Park by Ruiz or any other person.

as a point of clarification, although I am 100% against the building of a stadium at the Park (i have said this a hundred times), I have nothing to do with the above initiatives.
