There was a presentation that gave a summary of what UM is receiving in return for the gifted land ... and one of the "benefits" was reported to be a revised cap on student enrollment from the City of Coral Gables. Nobody is saying there is any immediate play on the part of UM to expand the student body ... UM gifts the city a parcel of land appraised at $50 Million dollars and in return will be able to increase the student body by 35% as well as add a full service hospital ON the UM campus. Roughly 4500 students @ $66,000 = potential incremental tuition revenue of $297 million per year, in addition to the incremental revenue / profit / prestige of having an ADDITIONAL hospital in the U health system ... on campus. A new UM hospital would be expected to generate annual revenues in excess of $2.0 Billion dollars (projected based on current revenues of each of the 3 hospitals in the U Health system ....Sylvester Cancer Center $2.3 Billion, UHealth Tower $2.6 Billion, Bascom Palmer Eye Institute $50-100 million). So this land deal has the potential of paving the way for UM to make operational changes / investments "on campus" that will increase the revenue base of UM by close to $3 Billion dollars annually. Nice.

My freshman dorm room faced US 1 from Pearson and almost every morning and afternoon there was an accident at that light going into UM which would cause huge traffic jams.Have you ever been on US 1 for just a basketball game? ****, even a baseball game? Or just on a bad day? Now imagine a 40,000 seat stadium, what’s the traffic going to be like on US1 and in Coral Gables overall? How about a three hour backup? This is why a stadium will never be built on campus or anywhere near campus - just not logistically possible.

He's misunderstanding it. It is not a cap it is a threshold beyond which we need to start jumping through some annoying annual hoops to ensure traffic mitigation for the most part. Would be surprised to see the universities with medical centers but not undergraduate nursing programsCould be a mix of both, though.
The shopping center directly across from the Metro Station is going to become a large chunk of (privately-owned) housing. I believe that there is now a second ****** student organization called Chabad which has acquired property behind Thesis Hotel (where Miami Hurricanes Team Store is located. as well as some Hurricane Club office space). And let's not forget that tower on the other side of UM, between the (old) University Center and Thesis, which used to house the National Hurricane Center before Hurricane Andrew knocked the big ball off the roof and it started rolling down US 1.
Whether it be through private acquisition or UM itself, I believe that there will be ongoing acquisition of non-residential space on the opposite side of US 1, as well as the acquisition of residential and light-commercial space to the west of San Amaro, perhaps extending into South Miami.
And I believe that as all of these things happen, the enrollment WILL increase. That may not happen at once ("5,000 more students next year!") but I do believe that certain programs will be allowed to admit more students over time, as we add more housing capacity and buildings. I could see the law school bringing back Section D (the evening program) and the Business School increasing both undergrad and MBA enrollment. Not all at once. But those programs make money and produce alums that TEND to make donations. Engineering COULD get bigger if we can continue to target foreign enrollment. I don't know if Communications has the same demand in the modern age, and I guess that Arts & Sciences could always get bigger. I don't think Music or Architecture can get any bigger, and I have always questioned Nursing and Education, given UM's cost and the relatively low starting salaries.
