I spoke on this, but when HKS Architects was brought on, this situation appeared more realistic than fantasy. HKS is a global leading architect firm. They r not in the business to waste their time. They specialize in innovative architectural planning & structure.

Again, since I live w/in spitting distance of the new Ram’s stadium, no one, & I literally mean no one thought a stadium could be built in the proposed area. Literally, right next door to the stadium is a gated community. It worked; the downside is the traffic, but they’re working on that as we speak.

You're right about HKS too and for my money Sofi is by far the best new build football stadium of the modern era. So if we actually proceed these are the people we want involved.

It always cracks me up when people post pictures of the Hard Rock parking lot, as if that's what would happen to Tropical.

First, Hard Rock (Joe Robbie) was built in the 1980s when there was nothing surrounding that area. The stadium never had to build parking garages...because they didn't need to, they had plenty of land. Not to mention that a lot of those photos are BEFORE the stadium capacity was reduced, and a chunk of the parking lot was turned into tennis courts, the Dolphins practice facility, and a Formula 1 track.

Second, anyone building anything intensive at Tropical will have to build parking garages. I've suggested land across Bird or on the other side of 826, which would ultimately require pedestrian bridges or tunnels. Not insurmountable.

I'm sure the Ruiz family and others involved are aware of these issues. If an architectural plan arises that literally paves over all of Tropical, I'll speak out against it. But it's a bit misguided for people to freak out prematurely, as if we are about to build a carbon copy of the 1987 version of Hard Rock (Joe Robbie) at Tropical.

It’s crazy, b/c a lot of people don’t know that. Lol. If u take a morning stroll, u’ll see homes, homes, apartments, & boom The Forum. Lol. SoFi was even crazier; I mean legit, it’s a sound barrier wall that separates the gated community & SoFi. Even in my head I was like this will never work, & voila, a world renowned stadium is right there.

The other beautiful thing that’s happened is between the renno of The Forum, the building of SoFi, & the new LA Clippers Arena (that’s also in a residential area…lol), it’s created 7,000 temporary jobs, 1,700+ future jobs, & the business & residents are eating from private parking set up, & Air BNB.

My uncle, I kid u not, made close to $60k in side $$ since SoFi went up for using his back house as an air bnb & his driveway as private parking for the football/events & he don’t live nearly as close to the stadium as I do.

Unc is modernizing the old Orange Bowl no blocky/blocky economy! My buddy bought a multi family place around there years back. Killing it now.

Yeah man; it’s helped tremendously for several folks. When the new arena is completed, my uncle is really going to eat b/c he’s closer to that side than the Football Stadium side. He’s an architect/contractor himself for private homes & small businesses. When he heard SoFi was opening, he got to work on his own home to expand his driveway, redo the curb appeal to the front of his home, & remodeled the back unit. It paid off handsomely.

My next door neighbor moved to Long Beach & turned her home into an Air BNB, as well. Every other week someone’s in there. She went from losing her job, struggling w/ unemployment, to making a nice income.

The NEW building that will replace the old Hecht is for all sports.

But, hey, CaneSport is always right, they've never gotten a single detail wrong.

Good for them! They figured out the way these stadium deals actually can create some form of economic benefit for regular people. And whenever they go to sell that property the profits are tax free, assuming they kept it as their primary residence for tax purposes.
