Location, location and location…Expensive house- 3 showings in 2 weeks.
Under Median house- 3 showings in the first 4 hrs with another 5 by Saturday.
While real estate is about location, it is also about price. I'm positive I could move my expensive asset by lowering the price but I'm also willing to sit on it knowing there are only 80 buyers a year or around 1.5 per week in that market.
Last realtor I spoke with was adamant about not doing anything to the house as far as additional remodeling. It would seem it's an all or nothing deal now. Either it looks like a model home or it's a fixer upper.I used to be all about Location. Now I see it as a combination: LOCATION, Price, Value (remodeled, old/new, unfinished space, does it fit the buyer's needs), downside risks.

Yup, that’s what I deal with.Depends on price-point. I'm not going to do a full remodel for houses around $300k when they have ok cabinets, flooring... Instead, I paint, refinish floors, new fixtures, new appliances.
For a $1M home, I'm not sure I'd do a remodel. Most people with that kind of money can pay to remodel what they want remodeled.
