And I’m not selling in 2024.
Dip buys from last month have been good. VZ/oracle.
Tesla has been lagging which is why I’m thinking it’s ready to run soon.
Spirit is going to raise prices, potentially merge with Frontier, or bankruptcy allowing other airlines to pickup the airplanes.

I’m looking for personal to upgrade. Don’t want to pay the property taxes but don’t see housing drop more than 10%- 15%. 800k for a house on 5 acres that needs 100k… just been waiting a couple years and losing patience
I'm also looking for a new primary to go along with new rentals. Having some good luck finding off-market deals. Closing on one rental and hope to land a new off-market primary.
As for the stock market, I would like to buy in but I think it is difficult to see a path to big growth with rate cuts likely in 2024.

You either do all the work to find them with marketing services. Mostly looking at $0 transfers(death), none owner occupied, and just randomly finding people.
Or
You network with wholesalers, look at foreclosure attorney websites for sales, have a large network…
Small cap- I already have a ton of “risk” with real estate so I am ok getting 5.5% from treasuries/CDs while I wait for the market to reset(if it does) or for me to be more comfortable with my positions

Thanks, the more info the better.
I couldn't find any properties that fit my criteria in a certain area. So, I cold called properties I was interested in, that were on the market in the past, but were pulled for whatever reason. I closed on a property with the owner and he wasn't even contemplating selling at that point.
After hours TSLA tanking.
