Off-Topic People leaving Florida?

Alot of California people are going to Tennessee. I moved to Tennessee but really got to move back to Florida in next 2 years
Hard Rock opened a casino last year just inside the VA side of Bristol. We saw an influx of feraners that moved here as mangers and supervisors in the casino. I know of at least 6 houses that we're purchased sight unseen for cash. It stressed an already limited supply of housing.

Now that the casino is up and running, the influx of feraners has dropped to a trickle. Even before the casino started taking shape, we saw people moving into the area from several parts of the country - CA, NY, and others from the NE.
 
Miami-Dade County’s housing market recorded its strongest month of 2025 in September, with total sales, dollar volume, and luxury transactions all rising from a year earlier, according to data from the Miami Association of Realtors and the Southeast Florida Multiple Listing Service.

Overall home sales increased 5 percent, driven by a 7 percent gain in single-family deals and a 2 percent uptick in condo sales, while total dollar volume climbed 11 percent.

Luxury activity continued to lead the market, with properties priced above $1 million up 20 percent amid steady wealth migration and easing mortgage rates that brought more buyers back into the market.
 
I’ll say I’ve now lived outside of Florida for 12 years being in the military and tbh I don’t want to go back. Loving North Carolina right now. Get all the seasons I think without any major snow (got here Feb), you’ve got a pretty nice coast with sandy beaches and you’ve got mountains all in the same state. I’m a Florida cracker and loved growing up there but I don’t think I’ll ever go back for good.

In general, some people are indeed moving out because of $, but a lot of folks are still moving here from high tax states. I literally checked last week with a T&E lawyer and an upscale real estate broker and things have picked up again due to Mandami.
Why would people be leaving due to $. I know the obvious areas are expensive but ... it's a big State with, I suspect, still a lot of reasonably priced housing. Am I wrong?

Wish you guys coulda seen/lived in South Florida circa 1960. Talk about unrecognizable (291,000 people in Miami for the 1960 census).

Only touchpoint is South Dixie Hwy -- choked with rush hour traffic then too.

I saw Cape Coral from 1970-1974, Miami from 1974-1978, and Jupiter from then until present. I95 didn't even connect to Palm Beach County until 1987
 
Is there any real evidence that the state is losing people in droves other than the OPs anecdotal OP? I work in the real estate and I certainly an not seeing it.

There are some retirees that are moving away from South Florida, but overall, the trend is still strong population growth. The growing "issue" is affordability; A $3MM home/condo for a New York resident is bupkus, but for a local, thats a lot of gelt.
