yup and also make sure you document everything you needed to do in terms of protecting the property from further damage (taking reasonable measures is what I believe the carriers letters state). keep invoices if you had to buy stuff from HD, Lowes, etc. keep any service invoices if you needed to hire someone. if it isnt an active leak, I say dont even touch it until a insurance adjuster from the carrier comes out and looks at it bc they'll just blame the **** on the person you hired or you for causing that damage. to note, florida did get rid of the 25% rule (not sure if its in effect yet or not) which means they're not requiring full replacements if more than 25% is damaged (they used require a full replacement and to me its dumb, bc if say 50% your roof is damage, it does no good just repairing that half of the roof but they're trying to prevent more carriers from leaving).
In 2004, Jeanne took off a huge section of my roof and water subsequently destroyed all our flooring. An inspector came out, inspected all the damage, and then work was set to begin. The only part that wasn't replaced was the flat roof over my rear porch as it didn't look lie it sustained any damage and was watertight. Then in 2005, Wilma came from the other direction and took off just the porch roof, allowing water to destroy the week old flooring in one section of the house. That time, the insurance company just had me walk around and describe all of the damage, no inspector.

Big issue in Central Florida is the St Johns River, since it flows NORTH it brings the storm water runoff from as far south as Boca and keeps collecting drainage water from the swamps, streams, and rivers that feed the St. Johns until it empties into the Atlantic in Jacksonville. Ian passed, and the St. Johns River continued to rise, flooding virtually every marina on the rivers and the lakes (Lake Jessup ... close to UCF), Lake Monroe in Sanford, Lake Beresford in DeLand. Astor has been flooded for weeks. The St. Johns FINALLY crested last night in DeLand at the highest flood level recorded, surpassing the prior record established in 1930. It is projected to remain pretty stable at this high level for 7-10 days and then gradually receding. Nobody knows for sure how long it will take to recede to levels that will permit people with flooded homes on the river and adjoining lakes to BEGIN repairs. It was eerie to witness ... the storm passed and everybody was OK ... clear, sunny skies, and then the water levels really took off and increased over 4' in a weeks time. People who had breathed a sigh of relief after Ian passed were now watching helplessly as the flooding commenced. Sad.

The St. Johns does not pull from as far south as Boca, that's just nonsense. The St. Johns starts between Yeehaw Junction and Vero Beach. Everything on the east coast from Lake Okeechoobee and southward flows southeast.

There's basically a ridge that runs approximately along the Turnpike. There are rivers on the west side of the Turnipike, all the way up to Central Florida, that flow southward. The Peace River starts around Bartow and empties by Punta Gorda/Port Charlotte. The Everglades "river of grass" officially starts in Kissimmee.

On the east side of the Turnpike, until the Turnpike gets very close to the east coast around Fort Pierce, rivers go north and/or east, such as with the St. Johns.

In SE Florida, you have short-distance rivers like the Loxahatchee aned the St. Lucie that flow south and/or east to the Atlantic.

Unless that you are saying that all the water from Boca magically flows north, jumps over the Loxahatchee and St. Lucie Rivers, and then joins up with the St. Johns up in Yeehaw Junction. That would be impressive. Maybe Del Boca Vista Phase 2?

Obviously don't know the specifics of your friends but it seems like if you're military and over there then you're the ones deserving of most of the praise and hero type worship.

People tend to lazily confuse that with capitalism and all the non-local linemen in the area. They're absolutely needed but those guys also are ca$$$$hing in and spending their free time eating at steakhouses and frequenting strip clubs. Again, moar power to them but the effusive hero praise is a bit much.
Yea, I can’t speak about the linemen but my friends are there with FEMA and through their FDs. I have heard they’ve been rowdy out there though.

My Condo Association fees will go up around $50 a month...but atleast they didn't drain the reserve. Me and the GF have Storm Shutters...unfortunately some owners on the ground Floor did not. It'll be mandatory real soon.
You leave for Orlando for a couple days or did you ride it out?
 
What a friggin Mess...I talked with Butch, who's home suffered extreme damage. He said the people who came through it pretty much unscathed, were the ones who's homes are on stilts...which quite frankly, are quite prevalent in that area. When I lived on Captiva from 81-83....A good friend had a home on stilts. It was within walking distance to the Mucky Duck.

Mannnn I've been going to the Mucky Duck since 1981....After work at South Seas, all the Chefs from Chadwicks and Kings Crown would meet there for some drinks. It was only a 2 min walk from South Seas. Another favorite haunt was Timmy's Nook (Best Grouper Sandwiches I've ever had) unfortunately it's no longer there)

Yeah we are...Thanks, but what a mess. I can't Thank the responders enough for their work. Haven't been able to see what the extent of damage on Sanibel/Captiva looks like, but the Pics are enough. Some of my best times in life were on Captiva. Here's me and my former Wife in 1998 at the No See-Um Bar at Tween Waters Inn on our way down for the UCLA game.

I miss the Bubble Room (including the one in Winter Park/Maitland) and the Orange Crunch cake, always used to get that (and the Red Velvet) at Taste of Fort Myers.

Look Bro....I was at South Seas for a yr in 1981...one day me and another Chef went to Tween Waters for Lunch...and met the owner Tony Lapi (still owns Tween Waters) before we left both of us had much better job offers, so we gave our notice, and 2 weeks later we both were Sous Chefs at Tween Waters. In the back of Tween Waters was the Marina...all the employees were allowed to take the motor boats out (just had to pay for the gas) and cruise the area near Buck Key Preserve.
