Great schools high taxes, where I live all the parents with Seniors put their homes for sale in the Spring to get out.

A lot of my coworkers live over there. I have heard a lot about the high taxes in places like Tenafly. The only places with reasonable tax rates are Saddle River, Alpine, and Englewood cliffs(I am sure there are a few more, but those are the ones I have been told about).

Alpine is one of the few towns in NJ where the tax rate is less than 1. Mantoloking is another.
If you own a 2 million dollar home in Alpine you'll pay about 18k in taxes. But that's in the Alpine slums. The average home price in Alpine is about 2.4 mil.

Oh believe me I know lol. I have a lot of co workers that live there. Beautiful town and quick drive to the city right down the PIP. Some of them are literally 30 seconds off the PIP, but under 1% is great for being so close to the city. I don't know of any towns in LI, Westchester, Bergen, or Hudson that are that low.

Saddle River is also under 1% and is much more reasonable, but it is way to far away from the city for my liking.
