The houses off of Granada are about 950k right now and those duplexes are garbage dumps. I lived in one, it's a stereotypical college house. That said, that land is very valuable.

It’s really all about the land. A lot of those houses aren’t historic, although some are I suppose.
 
The Grove has apparently gone under a ton of transformations, even before the era referenced in this thread:

My first two years everyone always went to "Your Fathers Mustache" after the games.

They aren't, in the least. I've always joked with my old landlord that if I ever moved back to Miami, I'd buy the house I lived in throughout undergrad and law school, and completely gut it. Turn it from a Duplex into a single family home. The house is so outdated, it's hilarious.

Yeah I wouldn’t think the ones you’re referring to would have any a historical value, unlike other homes that are around campus or near campus in Coral Gables. There really are some beautiful old homes there. Especially the ones that use that Coral/Stucco stuff

Yep, Thursday nights at The Rat were dead when I got to campus. The only people that would end up there were people that didn't have any plans. I'll never understand why kids didn't use that as the pregame spot. Cheap beer, solid food.
Exactly. We used it as a pregame spot. Cheap beer, solid food. Then the grove on Thursday usually.
 
Back in the early 90's, one of my friends was a bartender at Cafe Iguana. He kept insisting I should come for Halloween because of some big event. I had young kids, so no way could I miss trick or treating. I found out after the fact that one of the "performances" was a guy who'd nail his ******* to a board and apparently struck a blood vessel that night.
