    It’s illegal because what benefit would accrue if it was bought at fair market value, therefore you are talking about a criminal conspiracy to hide a gift in the purchase of a home by significantly overpaying. I see at least two felonies: conspiracy and non-reporting of gifts/income to the IRS.
