While we’re at it, can anyone recommend a good homeowner’s insurance? My father passed away in September and they gave me the house. Coverage recently lapsed and I need to find someone quick.

Call an underwriter like State Farm or a small company around you and try to get the best rate with the lowest coverage.

There’s plenty of underwriting companies around. I’m not sure of your location but I used M&L insurance (Broward County) in the past.

You’ll need a wind mitigation to get a final quote though.

Compare it to a citizens quote and if citizens is 20% below then you can use them.

I was recently kicked from citizens and was going to have my rate raised from a private insurance company but was blessed to actually see about a 20% reduction.

Yea State Farm is who I’ve used in the past, but I wasn’t sure if there might be some better rates out there from the bigger, national companies. That’s probably who I’ll end up going with, thanks. I’ve used Geico before also and wasn’t too happy with them.

not sure but I think SF will no longer offer new policies on homes 20+ years old. of course I have not idea how old your new house is. they will refer you to someone in that case

Really? Interesting. This house was built in 89’ so I guess that rules them out. I honestly did not know about that.

It's still worth a call especially if you have any kind of policy with them because their referrals are generally solid and who knows the rules for who they will and will not insure seem to change quite a bit good luck dude

I had the cast iron sewer line replacement twice in sections $20K plus landscaping.

So over the years slowly been replacing everything, so I’ll eventually be caught up , I’ll be 68 September do you have any idea of age of my house.

One thing certain it survived Andrew 270 mph winds and every other monster hurricane since .

It’s a battle hardened WAR HORSE HOUSE.

Yea man, those older houses are built like tanks compared to these newer ones. When you look at these new homes from a distance they look amazing, but if you hire a good inspector, or do it yourself, you’ll notice a lot of shoddy work, corner cutting, and half-azzed effort. This house my parents gifted me is brick and has survived 4-5 hurricanes and is still going strong. It needs a ton of work though. If I had to guess, I would say, conservatively, it needs at least 100k in renovations. Here’s the conundrum I’m in: Right now I’m roughly 10-12 years from retirement so I’m evaluating my options. My wife wants me to sink all this money into renovating and I’m just not up to all that commotion every day. To be honest, what I REALLY want to do is sell this thing as-is, buy one of those nice camper vans, and travel the country. I’d much rather do that than have a big, fancy house.

True. Not only that, but with interest rates at 7%<—-🤢🤮 people definitely aren’t going to be lining up to buy a house right now. The automobile and housing markets are both in similar situations right now where they’re charging astronomical prices for these houses/cars and the bottom line is that many average Americans simply can’t afford them. The average car payment in America now, last I checked, was $700+ a month. Insane. Homes that used to be $200-$300k are now $750k-$1 mil. Again, insane. People can barely afford groceries right now and can’t afford these humongous payments.

For instance JD, I’m driving around this morning looking at car lots for fun. Here’s a 25’ FORD RANGER for $50,000. Uh, WHAT??? Not an F-150, 250, not a Raptor, a friggin’ Ford Ranger. I saw the other day where repossessions are through the roof, and when you see prices like this it’s easy to understand why.
 
My wife has a 2016 Honda CRV 41K miles, one day I had to take it to dealership for a small recall.

Within minutes I was approached to sell it , it’s been (3) years and they still every so often text me , at the time of the recall it had 32k miles.

It’s a treasure

CRV’s are great cars. Honda and Toyota both know how to make awesome vehicles. When our alien brethren come to visit us several centuries from now, we’ll still be driving CRV’s, Accord’s, Camry’s, and Civic’s.
