I say that because Texas Tech is playing at that top 3 level but I don’t think their overall talent is quite there although it’s very good.

I agree with that. I'd put us at #2 or #3.

A lot of weird things can happen the rest of the season. Despite the schedule looking easier the rest of the season, some games will be dogfights.

Texas Tech is legit imo. Very underrated defensively, and some real weapons on offense. None are stars, but RBs, WRs and QB play are All-Conference level guys.
