New York Fed says rent rates are going up? Locally? As in New York? That would make sense since the mass exodus during covid times. Here in Florida I don't see any higher rent from a year ago. One of my landlord friends had to cut $50 a month per unit to find tenants.

Historically precious metals are a terrible investment compared to real estate equity and stocks.

If other countries are worse off, then those would be our canaries in the coal mine. If our interest rates are higher then we have more room for cuts in the face of recession.

What happened to the other countries currently dealing with the same issues?

Or…do they forego QE and allow an increase in foreclosures which adds inventory to the market?

It pays .57% div at this level. We have entered the era of AI and Apple makes user friendly software and hardware. If you want a work force of low paid worker being micromanaged by advanced AI, Apple will bring it.

My NVDA is also up. Last I checked it was up 40% since it was purchased. I’ll be honest, all my stocks are bought by my managed portfolios, so I can’t give you educated tips on solo companies. My gut tells me to ride NVDA in a world dominated by AI advancements.

Don’t dump all of it. If you need some extra cash, great, but longterm hold on NVDA.

Invest in the longterm and invest in large caps. Always beats the bonds.

Yes. AAPL is always a buy on dips. It typically dips upon the release of hyped hardware and buying then has always been a good idea. This new VR headset release is a great opportunity.

I am betting in higher for longer. Rate cuts will follow terrible economic data.
